Under the authority of section 4(2) of the Lands Act, the Lieutenant Governor in Council is pleased to authorize the Minister of Environment and Conservation to issue a grant for Crown land, for an area not exceeding 103 hectares to Ocean Front Vista Limited at market value, in the Electoral District of Bellevue, for the purpose of a residential resort to be situated at Murphy’s Cove, in the Town of Norman’s Cove-Long Cove, subject to Ocean Front Vista Limited submitting a business plan that is acceptable to government.  In addition, a six percent premium of the sale price of each residential lot sold in accordance with the development plan submitted by Ocean Front Vista Limited and approved by the Minister, will form part of the commercial grant, subject to the normal terms and conditions of such grants, including conditions regarding the timing of development.  Subdivision or resale may only occur with:  i) the prior approval of the Minister of Environment and Conservation; and ii) the Department of Environment and Conservation, in consultation with the Department of Justice, ensuring the terms and conditions applied are validated as consistent with the template developed for such agreements, for example Humber Valley Resort.
